Property Management in Milton

Milton is small, dense and mostly apartments, which makes it a very different job from managing a house in the suburbs. We are a property manager in Milton’s backyard, five minutes up Milton Road in Toowong on Jephson st, and we look after units, apartments and houses right across the suburb.

When leasing out a property we are here
to solve problems for landlords in Milton.

Our goal is to take the hassle out of managing your investment and looking after the tenant so you can keep about your daily routine.

1. Your apartment is competing with the one down the hall.

In a Milton tower there can be three near-identical two-bedders listed at once. The one that leases first is priced right, photographed well and advertised to the right people. If your manager lists at a hopeful figure and waits, you are the one paying for the empty weeks. We will work to put our best foot forward and get the best deal for your property.

2. Maintenance falls between the body corporate and the manager.

Water through the ceiling? A broken intercom? Someone has to work out whether it is common property or your lot, then chase the right person. When that falls between the cracks, the tenant gets frustrated and you get the blame. We deal directly with building managers and body corporate so it gets sorted. Giving you peace of mind.

3. Rent reviews get missed.

Queensland allows only one rent increase per property every 12 months. Managers juggling hundreds of properties can let a review date slide, and that costs you a full year at the old rate. Our goal is always to work with your best interest and will advise you when needed.

Who rents in Milton, and what they want

Milton’s renters are mostly young professionals and couples. The median age is around 30, and most people here chose the suburb for convenience.

  • CBD and Milton office workers want to walk or ride to work. Milton station, the Coronation Drive bus corridor and the Bicentennial Bikeway all sell a property.
  • Lifestyle renters want Park Road’s cafés and restaurants, the Rosalie Village strip nearby and a lock-and-leave apartment.
  • Sharers and couples look for two-bedroom, two-bathroom layouts with a car space. In Milton, a secure park adds real value to the rent.
  • Families compete hard for the handful of houses on the Rosalie and Paddington side, because there are so few of them.

There is one thing every Milton tenant should know upfront: Suncorp Stadium event nights. Crowds, road closures and street parking pressure are part of life here. We explain this at the viewing, so the tenants who sign are the ones happy to live with it, and they stay longer.

The location makes it very sort after and we’ll aim to make sure that the tenants are prepared.

We work with units, apartments and houses of every type

Most of our Milton work is strata: studios and one-bedders near the station, riverside apartments along Coronation Drive, and newer towers off Milton Road and Park Road.

We also manage the suburb's townhouses and its small stock of houses and workers' cottages. Because houses are so scarce here, they need a different leasing approach to units, and we price them that way. Our experience when it comes to open homes and property inspections make it easier for tenants/potential tenants.

What you get with CPC Properties

  • One dedicated property manager who knows your building, your body corporate and your tenant.
  • Direct access to Richard Chai, principal, not a call centre.
  • Regular inspections with photo reports, including notes on common property issues worth raising with the body corporate.
  • Thorough tenant screening on rental history, credit and fit for the property.
  • The PropertyMe app for owners and tenants: statements, maintenance requests and messages in one place.
  • Sales advice when you need it. If you are deciding whether to hold or sell, we can show you what your apartment would fetch against what it earns.

Switching takes three steps

Your tenant stays and your lease carries on. The only thing that changes is who is looking after you.

1. Tell us what is not working in a short, no-obligation chat.

2. Sign the appointment form. A simple, singular form to make the transition simple and quick.

3. We handle your old agent. Keys, bond records, the rent ledger and the tenant file all come across to us.
