Three problems we see with
Toowong investments

Most owners who call us are not unhappy with their tenant. They are unhappy with how their property is being looked after. These are the issues that come up most.

1. The rent has quietly fallen behind the market.

Queensland only allows one rent increase every 12 months, and that rule sticks to the property, not the tenant. Miss a review, or renew on autopilot at the old rate, and you have locked in a year of lost income. With Toowong units renting in the $600 to $690 a week range and Brisbane's vacancy rate under 1%, a stale rent is expensive.

2. You never deal with the same person twice.

Larger agencies often rotate managers across huge portfolios. Every new name means re-explaining the leaking shower, the pet approval, the tenant who always pays on the 3rd. Things get missed in the handover.

3. Small maintenance becomes a big bill

A lot of Toowong's rental stock is 1970s and 80s brick walk-ups. They are solid buildings, but they need watching. Since September 2024, every Queensland rental must meet minimum housing standards covering locks, weatherproofing, window coverings and working fixtures. An inspection report that just says "all fine" does not protect you.

Who rents in Toowong, and what they want

Toowong has one of the deepest tenant pools in Brisbane, and it is more varied than people assume.

  • UQ students and postgrads want to be on a bus or ferry route to St Lucia. They look hardest in January and February, so a lease that ends in winter can sit longer than one that ends in summer. We time lease terms around that.
  • Healthcare workers from the Wesley and nearby clinics want low-maintenance units close to shift work.
  • CBD professionals and couples want Toowong station, the Regatta ferry and a 10-minute trip into town. They pay more for a car space, air-conditioning and a balcony.
  • Families chase the Queenslanders and post-war homes on the ridges toward Mt Coot-tha and Taringa, close to good schools.

Knowing who your property suits changes how we price it, photograph it and write the ad.

Units, apartments and houses of every type

We manage the full mix of Toowong property. That includes studio and one-bedroom units near the station, two and three-bedroom apartments in the newer towers around High Street and Sherwood Road, townhouses, and character houses on the hill. Strata or freehold, first investment or tenth, the service is the same.

What you get with CPC Properties

  • One dedicated property manager. You know who has your property, and so does your tenant.
  • Richard Chai, principal, is hands-on. You can reach the person who owns the business.
  • Regular inspections with photo reports, so problems are caught while they are cheap.
  • Careful tenant selection based on rental history, credit and suitability for your property.
  • The PropertyMe app for statements, maintenance and messages from your phone.
  • Sales advice under the same roof. Toowong unit values have risen more than 20% over the past year. If holding no longer suits your plans, we can tell you what your property would sell for.

Switching takes three steps

Changing managers does not mean changing tenants. Your lease stays in place.

1. Have a short chat with us about what is not working.

2. Sign the appointment form. A simple, singular form to make the transition simple and quick.

3. We contact your current agent and collect the keys, bond details, ledger and tenant file. You do not need to have an awkward conversation.
