Our method of screening for quality tenants

We know how important it is to find reliable, long-term tenants for your investment property… not to mention how hard it is at the same time. This is why we have our own way of handling the tenant screening process in order to ensure your property is in the best hands.

What we do to guarantee quality tenants

Our screening process is based on a few key areas:

  1. Income

First off, we look for tenants whose income is at least three times the monthly rent, which is a rent-to-income ratio that helps make sure the tenants can comfortably manage their payments week to week.

  1. Rental history

We then verify the tenant’s rental history from their previous agent and check their rental ledger to see if payments were made on time. We also look at past maintenance requests and routine inspection reports to see that the tenant has kept the property clean.

  1. In-person inspections

While a tenant’s application may look good on paper, we always encourage tenants to attend property inspections so we can get a better sense of who they are. We don’t accept applications from anyone who hasn’t seen the property in person.
